Toad Hall is a luxury self catering barn conversion set in idyllic, private grounds, with a large enclosed garden and uninterrupted views of the Wenlock Edge. A sweeping patio surrounds the cottage, ideal for al fresco dining.
A beautiful cottage perfect for a relaxing break in a singularly un-spoilt location, Toad Hall has been completely renovated by skilled master-craftsmen, using the best traditional techniques. Special features include superb brick and timber walls, a solid oak staircase and extensive use of traditional oak floors and doors throughout.
All of the six bedrooms are ensuite and have flexible set ups available. There is a modern fitted kitchen complete with a range cooker, and a very large dining/sitting room which opens out to a private patio and garden with views of the Wenlock Edge.

The Bedrooms (x6)
Toad Hall offers extensive accommodation in six beautifully appointed en-suite bedrooms, each with its own colour scheme, as well as oak doors, floors and skirting.
The bedrooms can all be set up as either Superking or twins, which gives the flexibility to accommodate your group in the most comfortable layout. Two of the rooms have an additional bed to accommodate larger groups.
All bedrooms have a hairdryer and a TV equipped with Freeview. The TVs in the David and Alice bedrooms also have a built-in DVD player.
The rooms are named after tractors that were used on the estate when it used to be a farm.
Ground Floor
There are two bedrooms on the ground floor:
Alice: can be a triple or a superking and a single and has an ensuite bathroom. It has a brick and timber feature wall and a door opening out to the courtyard.
Muriel: ideally a superking, but can also be a twin bedroom, and has an ensuite shower room.
First Floor
On the first floor are four bedrooms with wonderfully airy high ceilings:
John: can be a superking or twin bedroom and has an ensuite shower room.
Henry: can be a triple or a superking and single and has an ensuite shower room plus a wonderful view of the Wenlock Edge from the window.
William: ideally a superking, but can also be a twin bedroom, and has an ensuite shower room. It is a lovely light room featuring a long window with idyllic views out towards the local Norman church.
David: ideally a twin bedroom, but can alternatively be used as a superking, with clever use of space, a view out towards the church and an ensuite shower room.
The Bathrooms (x7)
With regard to bathrooms, this really is a property designed with convenience in mind! In addition to the six ensuite bathrooms (five with showers and one with a bath), Toad Hall has additional separate shower/toilet facilities on the ground floor.
Toad Hall has an enormous dining/sitting room which, with traditional oak floors and over 55m2 (600 square feet) of space, is a magnificent room.
It is fantastic as a family room but can also be used for larger dinners (seating up to 28 by prior arrangement) or for meetings. The solid wood dining table, with leather dining chairs seating 14 people, looks out over the private, enclosed courtyard which is beautifully lit in the evenings and shown off to great effect by the enormous French windows.
The sitting area is cosy and homely, with a leather sofa and a large flat screen Smart TV. There is also a radio/CD player with iPod dock. From this area you can walk out to the patio and garden.
This room can be set up for dinner groups of up to 28 people. It is the perfect place for a special celebration dinner. Gather the whole family together for the evening and enjoy the atmosphere of this beautiful room, with views from all windows onto either the private courtyard or the private garden, leading to the rolling fields and quiet woods of the Wenlock Edge.

A magnificent dining room needs a kitchen to match, and Toad Hall’s modern, well equipped cook’s kitchen is just the ticket. With a large electric range cooker, microwave, large fridge, separate freezer, dishwasher and a washer/dryer, you’ll find everything you need to prepare that special meal.
Toad Hall’s garden is completely enclosed and private. Enjoy a barbeque, play games with the children or simply sit and relax and take in the views. The patio is complete with solid teak garden furniture, including a large table and chairs seating 14, and a charcoal barbeque, making this an ideal spot for some al fresco dining and long lazy evenings watching the sun go down. Steps lead up from the patio to the large enclosed garden which has uninterrupted views up to the Wenlock Edge.
There is a very large, shared, on-site games barn on the estate and a huge playing field, both of which are just a short stroll from Toad Hall.
Swimming is available just a short walk away, from the beginning of April to the end of October.
Parking is easy at Toad Hall. There is plenty of space with secure private parking for up to 6 cars and additional parking spaces available close by, if needed.
Toad Hall is generously equipped with everything you might need during your stay, from cooking up a feast to keeping the kids entertained.
However, at Eaton Manor Country Estate we offer more than just self catering, we have some fantastic additional guest services to take the pressure off so you can truly enjoy your stay.

- And you can enjoy having your internet grocery order delivered for when you arrive.

We welcome dogs at Toad Hall by prior arrangement, and for a small additional charge.
As well as an enclosed garden and wonderful walks from the door, we provide a number of complimentary extras for guests with dogs.
We cater for all with our accessible holiday cottages.
Toad Hall has been graded by the National Accessible Scheme as Mobility 1 (NAS M1) and is therefore suitable for those with reduced mobility.
We can provide a variety of complimentary reduced mobility items to make guests’ stay more comfortable (to be pre-booked).
There are two EV charge points in the main car park at Eaton Manor, giving guests staying in any of our holiday cottages 24-hour access to charge their electric vehicles if required.
